Residential projects
Teal Apartments – Meadowbank, Auckland
This boutique four-storey development overlooking Orakei basin, offers 24 apartments with a range of layouts. Mesh worked closely with the external design team to provide a tailored building services solution aligned to the developers brief and market expectations.
Victoria Lane Apartments - Remuera, Auckland
This bespoke project consists of 26 high-end, sophisticated residences in the heart of Remuera. Working from the earliest project stage, Mesh was engaged to craft a building services strategy in collaboration with the client, architect and ECI contractor that supported the project vision and delivered the level of quality and servicing required for a premium offering.
Edition Apartments – Parnell, Auckland
Edition is a timeless, elegantly designed apartment building, accommodating 19 homes, created by architects Monk Mackenzie with interiors by Bureaux. With their signature proactive and engaged approach, Mesh achieved project success on this challenging build in which there was cast in services throughout the cantilevered post tension slab. The project was coordinated within the BIM realm and audited by independent BIM consultants.
Greenhouse Apartments – Ponsonby, Auckland
The Greenhouse is an iconic and ambitious apartment project by Ockham Residential, designed for a new class of sophisticated, urban dwellers. The build involves the construction of nine levels of apartments, five levels of basement, and a retail offering at street level. For this project, Mesh investigated embedded networks for electrical metering as well as a building networked communication system and various EV charging possibilities.
With a complex structure, tight ceiling voids and ducted air-conditioning throughout, careful attention and faultless communication was crucial. By integrating the coordination process into every phase of the project, Mesh developed a solution that was well resolved and eliminated any potential for surprises in the later stages of design.
Sonata Residences – St. Heliers, Auckland
This project for Reside, consists of five private luxury residences. Designed by Buchan for low-maintenance, single-level, uncomplicated living; the interior layout meticulously focuses on functionality and open-space flow.
Operating in a BIM environment, Mesh provided cross-discipline coordination and proactively examined the areas of structural penetrations. Services reflected ceiling plans, combined services buildability, and maintenance.
Kokihi Apartments – Great North Rd, Auckland
This project involves the construction of 95 apartments across three residential buildings consisting of four levels, two of the buildings also incorporate a single level basement carpark. Included in the development is a centralised hot water plantroom, external parking and communal area including a pool.
One of the key outcomes for this project was an affordable offering that provided an indoor environment that exceeds the industry norm. The client on this project was the developer, designer, and builder which at times presented opposing priorities in the design phase. Through Mesh’s collaborative consulting approach, a robust solution was reached, resulting in a streamlined construction phase with few queries or issues arising.
Kāinga Ora Homes and Communities (formerly Housing New Zealand) – Multiple Projects
Mesh have been privileged and honoured to work alongside Kāinga Ora in the great work they are doing to increase the housing stock as well as provide warm and healthy homes for kiwis. As the building services engineers on multiple Kāinga Ora projects, Mesh have had the incredible opportunity to be involved in the delivery of over 160 housing units of varying sizes and complexity.
Working to the principles of Kāinga Ora, Mesh’s multi-disciplined team are focussed on gaining value from every aspect of the build. They are well experienced in seeing beyond their role as the building services engineers and understand the knock impacts on the wider overall project. Forming strong relationships with all teams involved, collaborating, coordinating, and communicating effectively are all Mesh strengths, which means that there are no issues when reticulation and distribution of the services are tight. Banff Ave – Epsom, Auckland

Commercial projects
YMCA - Christchurch
An exciting project for Mesh and for Christchurch, Mesh has been engaged for the new YMCA facility as part of the Government’s 2020 shovel-ready construction initiative. Additionally, Mesh will be responsible for the development of the project’s sustainability strategy.
The project entails building a new facility featuring a preschool, theatre, dance studios and offices for youth groups that will help the YMCA in their delivery of services to the Christchurch community.
Mesh directors and the multi-disciplined team have been highly involved and actively contributing to ensure project success is achieved for their clients and the requirements of this complex build are met.
Harbourside Church – North Shore, Auckland
Harbourside Church is set to be a state-of-the-art facility and includes: auditorium, TV studios, recording studio, function spaces, foyer/reception, cafe, offices, childcare and back of house areas.
As a turnkey project for an owner-operator, the best value solution is not always the lowest cost option. Mesh provided whole of life assessment and development of scenarios that show long-term owning and operating costs and opportunities, playing a critical role in the project process.
72 Tidal Road – Mangere, Auckland
This industrial build involved two new warehouse/distribution centres. Of the two facilities, the larger one (at 10,000m2) included full turnkey fitout for a distribution tenant that required a level of temperature control for the warehouse space to ensure product stability.
This was a multi-faceted project involving ECI contractor and a fast track program. The Mesh team brought a strong focus on developing a clear brief for the developer and the tenant as well as on coordination to ensure delivery within the accelerated timing needs.
Oregon Group – Grafton, Auckland
Consisting of a new 630m² office fitout, this project required Mesh to respond to a fast-track timeline. Successfully delivering building services engineering from concept design to practical completion in four months with early contractor involvement. Mesh were thrilled to deliver all requirements for the Oregon Group.
Sephora – Queen St, Auckland
Mesh was engaged for the fit out of Sephora’s New Zealand flagship store. Consisting of ground floor retail and two levels of offices and training facilities – Mesh ensured all requirements were met to successfully implement the first NZ store for Sephora.
Sealy Office – Northcote, Auckland
Mesh was engaged for the complex refurbishment in which office space layouts were altered, the existing services were stripped out, and new services were replaced throughout. Given the existing nature of the project and the requirement to keep the warehouse areas operational, Mesh conducted thorough investigation works prior to undertaking the design to ensure the correct services strategies were implemented.
Highbrook Fitout – East Tamaki, Auckland
This project involved the refurbishment of an existing office within the Highbrook complex. The existing reception, waiting area, kitchen and meeting room all underwent refurbishment, while the office remained functional requiring highly effective coordination and communication across all service teams involved in the project.
Goodman Waiouru Point – East Tamaki , Auckland
Mesh was engaged for this industrial base build and integrated fitout for two industrial warehouse and office buildings forming the new home for Franklins in Auckland. Delivered on a fast-track design and construction programme, the project required a strong focus on delivering amenity for the turnkey tenant fitout while ensuring cost control and simplicity of systems.

Education Sector
Mesh’s significant education sector experience, highly engaged approach and familiarity with the Ministry of Education’s requirements, ensures building performance is maximised and the Ministry of Education’s Designing Quality Learning Spaces – indoor air quality and thermal comfort standards – are achieved.
But even more important, it is Mesh’s focus on making sure New Zealand’s students of all levels benefit from buildings engineered for modern learning success with optimal comfort and flexible functionality to bring out the best possible learning environment.
Many of Mesh’s education sector clients are faced with rapidly growing enrolment due to urban intensification as well as greenfield developments and require expansion solutions that work for their unique needs. Mesh’s clear and simple communication style removes the complexity and makes the new build challenge a positive experience.
